The demolitions and alterations in a building are due to planning requirements or redesign. A contractor engaged to carry out this works must visit the existing building. This is necessary because in contracts, no claims arising from lack of knowledge of the works can be accepted. Its important to know the exact nature and the extent of the operation. Dimensions and quantities should be ascertained on site. What is provided in bills is estimates.
During alteration or demolition works, debris arising must be constantly watered to minimize dust. All materials arising unless directed otherwise are the property of the contractor. Its advisable to work during the day in a residential area due to the massive operations.
In demolitions, dust proof screens are to be erected by the contractor and must meet the required standards. If the work is on a busy street, the police will come in handy to direct traffic. Remember that it is the contractors responsibility to inform the relevant authorities and get permissions required. Also note that the duration of the works should not be too long, since it could be a lot of inconvenience to third parties. Lastly use good machines.
